Our inspector will evaluate the health of your shingles or other roofing material, assess any stacks and boots, and inspect any skylights. While replacing skylights is not a necessity when having your roof replaced, this is typically the best time to do it from a cost perspective.

For the average asphalt shingle roof, the 15-year mark is when insurance companies estimate roof damages based on actual cash value instead of replacement cost. It’s also the point at which most roofing contractors recommend reroofing over repairs.
Missing shingles are a serious problem because it allows water to penetrate the more susceptible aspects of your roof. One or several shingles lost during a bad storm can typically be replaced, but if your roof is old or missing many shingles, you may need a roof replacement.
